What are your Letting Fees?

Tenant Fees & Charges (for tenancies signed after 1st June 2019)

Prior to Tenancy

  • Holding Deposit:  Equivalent to 1 week’s rent. Should you decide not to take the property or fail referencing  – this deposit is NON REFUNDABLE.
  • Deposit: Equivalent to 5 weeks rent for rent under £50,000 or 6 weeks for rents £50,000 and above
  • 1st months rent:  1st month’s rent (less holding deposit previously paid)

During Tenancy (if applicable)

  • Changes to tenancy agreement (ie request for pets, change of occupier etc):  £60 inc vat
  • Replacement for lost keys/security device:  Reasonable cost of replacement
  • Early release from tenancy:  If agreed by landlord, remainder of rent until end of tenancy or new tenant moved in plus re-letting costs
  • Arrears:  3% above Bank of England base rate interest for arrears over 14 days
  • Utility payments:  Where written in tenancy agreement for utilities, TV licence, council tax, communication service etc.
  • Pets:  Pets may be considered on a tenancy at an increased rent, detailed on advertising.

Landlord Fees

Tenant Find:

  • We provide a detailed property appraisal & valuation, including accurate description & photographs
  • We market the property using local newspapers, Sure Lettings office windows, all popular property websites & portals, major local employer Intranet sites and weekly active tenant enquiry emails
  • We conduct accompanied viewings and provide regular Landlord feedback
  • We carry out detailed referencing, identity & credit checks and arrange the Tenancy Agreements
  • The Landlord is responsible for property issues, rent collection and inventory / final inspection
  • Arranging and conducting the move in for your new tenants
  • Producing all required legal paperwork for move in
  • Transfer of all utilities

Rent Collection:

  • As Tenant Find Service, but includes rent collection and the handling of most tenant financial & legal issues
  • Initial inventory and final inspection
  • The Landlord is responsible for all property issues
  • Arranging and conducting the move in for your new tenants
  • Producing all required legal paperwork for move in
  • Transfer of all utilities
